Some people adapt a house to fit their life. Our clients wanted the opposite — a home built entirely around how they live. Having secured their own plot in Colinton, they set out to create a completely bespoke family home from the ground up. Working from drawings by Jefcoate Anderson Architects, they appointed IDH to build it and take care of every stage, so they could enjoy watching their vision take shape.

At the heart of the 441m² home is an open-plan kitchen, dining and living space. Large-format 1200x1200 tiled flooring runs throughout with under floor heating from a air source heat pump. The bespoke kitchen is built locally in Scotland.
The first floor keeps a generous master suite with its own dressing room with custom and large ensuite. Much of it guided by the clients' own eye for design.

Built with the future in mind, the home runs without gas: an air source heat pump and solar panels, underfloor heating across the ground floor and a complete MVHR system that keeps the air fresh and the home efficient all year round. Outside, zinc cladding, a driveway and electric gates give the property a striking, contemporary presence, completed with new fencing to the boundary.
